    Evian, a border real estate market

    Many cross-border commuters choose to settle in Evian-les-Bains and its neighboring towns. This is due in particular to the bilateral agreements between France and Switzerland allowing the free movement of people and the status of border worker.

    The real estate market in Evian-les-Bains:
    Whether it is for renting or investing in real estate, the cross-border clientele is well represented on the Evian real estate market.

    Given the high prices of real estate in Switzerland, our region is attractive to potential buyers. Many of them are unable to become homeowners in their own country, so they choose to change their way of life in order to become owners of their main residence in France. But the Swiss are not the only ones to make this choice!
    Many French people, attracted by the Swiss salaries, choose to leave their region to come and settle near the border, on the French side.

    The average price of a sqm in Evian is € 4,630 unlike in Lausanne where it is CHS 11,876 for a real estate investment.
    Same fight for the rental market : on average, a residence is rented at € 15 /sqm in Evian, while in Lausanne the average is CHF 321 /sqm.
    A significant price difference which increases the interest of buyers for our region.

    Evian-les-Bains and its neighboring towns: a place where life is good! The charm of a small town of 9,281 inhabitants, ideal settlements for all generations. A school system from childcare to high school, easy transportation with city bus lines, funicular and easy access to amenities (Read also our article here).

    On January 29, 1973, an agreement between the French Republic and the Swiss Federal Council was signed. In view of the large number of border workers in the departments of Ain and Haute-Savoie, the canton of Geneva pays a financial compensation to the French local authorities every year. To do so, border workers must go to their local town hall to be registered. The compensation is calculated on an amount of 3.50% of the gross salary of the total number of people registered.

    Cross-border commuters from Lausanne :
    The other side has never been so close! The city of Evian benefits from the pier with the CGN boats. The crossing takes only 35 minutes and boats leave every hour from 5:30 am until about 11:00 pm!

    -Cross-border from Geneva :
    The Léman Express, which connects France and Switzerland by rail network, opened on December 12, 2019. 230 kilometers of rails, 45 stations in Switzerland and France, 6 lines and 40 trains. Trains that leave Evian every half hour, from 5:21 am to 6:21 pm in the evening or 7:00 pm from Thonon-les-Bains. The journey takes about 1 hour in absolute connected comfort!     -Cross-border from Valais :
    The railway line allowing to join Switzerland by this side of the lake closed in 1998. A new project is being negotiated with 17 kilometers of line and should be completed in 2026.
    In the meantime, many border workers make the trip by car on the only road along the lake.

    The advantages of being a border worker:
    - Salary: It is no secret that the standard of living in Switzerland is much higher than in France. It is therefore logical that the salary is also higher. Why not take advantage of this?
    Concerning the working conditions, you should know that in Switzerland, an employee works 42 hours/week for 4 weeks of vacation per year; contrary to France where the hourly rate is 35 hours/week for 5 weeks of annual vacation.
    -Tax advantages: A cross-border worker is not taxed twice (in France and in Switzerland)! In order to benefit from this advantage, the person must stay at least once a week in France, and must hold a Swiss work permit.
